Pack - Version 2
We are pleased to present
the second edition of the
Residents' Information Pack.
Although the pack is
intended for new residents moving in, you will see that
it contains a lot of useful information for landlords
and all residents, so please do take a few moments to
have a look through it, as it will probably answer most
of your questions eg on parking policy, water meters,
boilers, fobs, bin store codes, gate codes, useful
contacts and much more.
Legal Documentation -
Are you selling your property?
If you are selling your
property you will need to provide your solicitor with
legal documentation for the LPE1 form, all of which
can be found on this website. CSMC will charge £100 for all
legal documentation administration.
We do
not
provide any of the following:

A copy of the lease
-
Consent to sub-let under
the terms of the lease
-
A Leasehold information
form
-
Copies of planning
permission to change from original use as a
hospital to residential dwelling.

A Building completion
certificate
-
A NHBC Certificate
The landlord's agents are
Land Commercial Ltd who arrange insurance, collect
ground rent, and also deal with the legal matters
concerning the landlord's interests.

Car Parking Fines
Appeals
CSMC will not be able to
help with any request for parking tickets fine to be
overturned. All appeals or complaints must be directed
to UK Parking.
Essential Boiler Service and Water Maintenance
Residents are strongly urged to take out a service plan
for their boilers.
NIBE SERVICE PLAN LINK
NB NIBE service plans can only be taken out for boilers
that are less than 5 years old. The serial number of the
boiler will also be needed and can be found at the
bottom of the boiler by removing the lower cover.
We ask you to ensure your boiler is serviced regularly.
Many home insurance polices require the boiler to be
serviced and will seek
evidence if there is a claim. APT Plumbing & Heating are
very good and will be able to service your boiler at a
very reasonable cost.

running in the toilet bowl, it is likely to be this
failing ball valve. This will need to be replaced in
order to stop the water leak.

Fobs and Front Gate
Remote Control
Replacement fobs are
available from the management company which can be
obtained from CSMC via a deposit, which will be returned
once the fob is returned. However these are integral to
security of the block and we are limited in numbers.
Please take care of your fobs. Please contact us for
details.
Any resident who owns a parking space is able to
purchase additional gate remote control from CSMC.
The remote controls will not be given to tenants, they
will be passed to landlords or their agents. Remotes
can be obtained from CSMC via a deposit, which will be
returned one remote is returned.
Please contact us if you require
a door fob or a front gate fob.
